Works great! Gets 4 stars because no instructions on instillation and no device on how to adjust the elevation of the rolling, spring tension adjusting ball that allows the door to smoothly open and close at the door frame. Otherwise great!

Replaced a broken one that kept spitting out the ball despite numerous attempts at crimping the end. I did remove the exterior sleeve and it fit perfectly in the existing drilled hole. No adjustment even needed on the height of the ball striking the plate. Appears well made and sturdy. A++
